Mortgage Payment Break

Arrangements were announced by the Minister for Housing, Planning & Local Government, on Tuesday 14th April, 2020 to support our mortgage borrowers who are experiencing financial difficulties as a result of the COVID- 19 pandemic. You can apply for a mortgage payment break of up to 3 months. A further announcement was made on Friday 26th June 2020 to offer our borrowers the option of a further additional mortgage payment breaks for 3 months.

Other announcements have introduced the option of a 3rd and 4th mortgage payment break for our borrowers, if circumstances warrant it. This brings the total of the 4 mortgage payment breaks up to a maximum of 12 months. A borrower may not apply for a mortgage payment break of more than 3 months in one application.

A mortgage payment break means that:

• You will make no mortgage payments for up to three months.
• Additional interest will NOT be added to your account during this period, ensuring that no increased cost will arise.
• The monthly repayment following the break will be increased to help the repayment of the loan over the remainder of the existing term of the loan.

This applies to all local authority home loan products. This approach will continue for the provision of a further mortgage break of 3 months to a maximum of 12 months in total.

To apply for a first mortgage payment break or an additional mortgage payment break:

• Read the attached updated frequently asked questions.
• Complete the relevant attached application form.
• Return the application form to us.

The closing date for applying for an initial mortgage payment break was 31st March 2021.

Mortgage Arrears Resolution Process

If you are facing financial difficulties or if you know that a change in your circumstances will impact your ability to make mortgage repayments, you should contact us without delay.

It is important that you discuss your situation with us at the earliest opportunity and co-operate fully with us. Failure to do so may result in legal action for re-possession of your home and legal costs associated with this which can be quite considerable.

Yes, you can make a lump sum payment off your mortgage.  You should send your request in writing together with your payment to the Housing Revenue Loans Section.

An annual statement is issued every year or you can get a statement showing these details by ringing the Loan Accounts section at 01 2054836.

  • Some older accounts that use a payment card can pay in the post office or make a payment in shops using the “Post Point” sign

When you bought your affordable home, you got it at a discount to other similar properties on the market. The clawback is based on the percentage discount you got when you bought your affordable home. If you decide to sell your home, we apply this percentage to the price you get for the sale, depending on the current value of the property.  Depending on the value of your property when you sell it, the calculation of the clawback may vary. If you bought a home under our Affordable/Shared Ownership Scheme you may qualify to convert the rented portion of your loan to a full mortgage. Contact our Loans Section on 01-2047058 or email: HousingLoans@dlrcoco.ie 

If you want to sell your affordable home you need to let us know in writing. Please include details of your estate agent and the asking price. When we receive and approve a copy of the signed sale agreed contract from your solicitor, we will then post a copy of your balance (redemption figures), including clawback figures. Mortgage Protection Insurance covers the borrower in the case of incapacity up to age 65 and in the case of death up to age 75.  It does not cover redundancy or unemployment.  If you need further information please contact 01 2054836 .

The Mortgage Arrears Resolution Process (MARP) was introduced to Local Authorities in October 2012 to help borrowers who are In arrears.

Your payment should come into your mortgage account on the 1st day of every month.
